Rd. D and Cleveland Ave. Nutec proposes to split the site into two lots (Ken's <br />Market and the proposed Tech Pro building) and requested a 25 ft. setback variance <br />from the west. The parcel to the west is vacant, 38 ft. in width, and too narrow for a <br />single family home. Nutec attempted to purchase the parcel, but the owner is unwilling <br />to sell. As a result, a 30 ft. setback is required. Permitting the 25 ft. variance would <br />not conflict with the intent of the 30 ft. setback requirement. <br /> <br />Nutec Proposal <br />Report 97-194 <br /> <br />The Ken's Market parking lot contains the following non-conformities: 1) parking stalls <br />located up to the Cleveland and Co. Rd. D ROW; 2) no parking aisles; and 3) no <br />concrete curbing. Ken's Market would reduce the nonconformities by landscaping the <br />northwest corner of the Co. Rd. D and Cleveland Ave.SE intersection Also, easements <br />need to be established for the sanitary sewer line relocation and storm water retention <br />pond. <br />
