Industries, Inc. Since Mr. Haines acquired the property only three weeks <br />ago, no written plans have been submitteq to the City of New Brighton. <br /> <br />The moratorium presented tonight will impose a hardship on Mr. Haines and C.O.c. Industries, <br />Inc. because the company's lease in Mounds View expires in ten months. Nielsen and <br />Associates Realty has been notified of C.O.C. Industries, Inc. intent to vacate the present space at <br />the end of the lease. Nielsen and Associates is currently showing the space to perspective <br />renters. If C.O.C. Industries, Inc. cannot begin construction of a building on the Basic Industries <br />site this fall, then C.O.C. Industries, Inc. won't have a building when the present lease expires. <br /> <br />Mr. Haines is requesting a minor subdivision tonight, of the land at 1275 Old Highway 8, to <br />construct a 30,000-35,000 square foot building that is within the zoning and land uses included in <br />the City of New Brighton's Comprehensive Plan. <br /> <br />Mr. Haines requests that the property at 1275 Old Highway 8 be excluded from any moratorium <br />because of the hardship the moratorium would place on C.O.C. Industries, Inc. Development of <br />the property meets all requirements for zop.ing and land use. <br /> <br />Sincerely, <br />C.O.C.
