The
subdivision complies with conditions of the plat and PRD-27; and the two family home
complies with setback and FAR requirement... The structure and the garage would be
setback 15 ft. and 25 ft., respectively, from the 27th Ave. right-of-way. This setback
allows for the driveway to accommodate vehicles without interfering with traffic. The
realignment of the property lines makes the two family lot easier to build upon.

Benke asked if the garage's appearance would be consistent with neighboring properties.
Mattila confirmed that the garage would be aligned with existing garages. The variance
allows for the house to be located within 15 ft. of the property line. Mattila noted that
the southerly lot is vacant and most likely that garage would be setback 25 ft. and facing
27th Ave. Planning Commission approval is not required in this case.

Terri Dean, vacant lot owner, asked what would be the vacant lot's address. Mattila
said that if the property faces 27th Ave. it would have a 27th Ave. address.

There were no other comments.

Motion by Gunderman, seconded by Larson, to CLOSE THE PUBLIC HEARING.

4 Ayes - 0 Nayes, Motion Carried.

Hearing was closed at 7:46 p.m.

Consent A~enda

Vouchers
Report 96-062

Escrow Deposits
Report 96-063

Higher Grounds Coffee
Bar
Report 96-064

Water Tower Painting
Report 96-065

Carryovers from 1995
Budget
Report 96-066

Tank Truck Unit
Report 96-067

Public Hearinli

Subdivision ~ PL-224
Report 96-068
Resolution 96-016
