The addition complies with the standards of the R-l district, Parking Ordinance,
and special use permit. The addition would be located on the southwest corner and
setback several hundred feet from property lines. The parking lot was upgraded in 1993
with curbing and driveway. The Planning Commission recommends approval.

Benke asked for further clarification of the parking lot modifIcations. Mattila said the
proposal would remove a portion of the existing parking lot, but 74 parking stalls would
remain and this amount exceeds the City's parking requirements by 29 stalls.

Susan Wandell, Sunnyside Principal, said the addition would greatly assist in eliminating
overcrowding of many of their programs, in addition to providing morning and evening
space for community use.

Larson believes there will not be a parking problem, and supports the project.

Motion by Gunderman, seconded by Larson, to WAIVE THE READING AND
ADOPT THE RESOLUTION APPROVING SP-191; AND APPROVE LP-309,
SUBJECT TO THE FOLLOWING CONDITIONS:
1. The
development allows for space along the north to accommodate construction of a new
section of Campus Dr. The plan calls for Campus Dr. to eventually connect with the
existing construction oft' 5th St., however, this development is not dependant on this
road section. If the section is not cott.<;tructed, a private driveway could serve the site.
The landscape plan includes Pink Spire Crabs, Black Hills Spruce, and Redmond
Lindens.

Puhlic Hearin~

Subdivision - PL-224
Report 96-068
Resolution 96-016

Council Business

Sunnyside School
Addition
Report 96-069
Resolution 96-017

Site Plan Review -
Brost Property - LP-
308
Report 96-070
