That student Housing are dormitories or apartment buildings with one <br />and two bedroom units two stories in height, or less, for the housing <br />of persons registered as bona fide students of the Seminary. <br /> <br />6. That all educational buildings, student dormitories and apartments <br />shall be constructed with a minimum setback of sixty (60) feet from <br />perimeter roads and boundaries along all sides of the Seminary <br />property, except the north side. <br /> <br />That United Theological Seminary shall conform with all applicable <br />ordinances of the City of New Brighton relating to fences and shall <br />not construct any fences over four and one-half (4 1/2) feet in <br />height adjacent to the Lake Forest Plat and Seminary Estates Plat <br />without specific approval of the City Council. <br /> <br />That it is contemplated by the United Theological Seminary and the <br />City of New Brighton that changes may be required in the Master Plan <br />of this special use permit due to reasons unknown to both parties at <br />the time of the granting of this permit. Such changes shall only be <br />permitted upon approval of the City Council after notice and public <br />hearing as required for the granting of a special use permit under the <br />New Brighton Zoning Code. <br /> <br />That all roads constructed within the described lands shall require a <br />prior permit from the City Council, such permit shall set forth the <br />construction location and specifications. <br /> <br />10. That the United Theological Seminary shall pay costs of construction <br />and maintenance of all roads located on its premises. <br /> <br />11. That the United Theological Seminary shall be responsible for the <br />control of weeds and shall maintain its entire premises in a neat, <br />clean manner so as to equal or exceed the aesthetic qualities of <br />adjacent properties. <br /> <br />12. That the Master Plan shall include the following: <br /> <br />a. Location of all proposed buildings <br />b. Height and bulk of all buildings <br />c. Size and location of all streets, driveways and parking areas <br />d. Surface water drainage plan <br />e. Size and location of all utilities <br />f. Proposed use of all buildings <br />g. Location and layout of all proposed outside recreation facilities <br /> <br />13. That the approval of site, building and landscape plans for any <br />specific building shall be granted only after a public hearing has <br />been held. <br /> <br />14. That the application for site plan approval shall be required for any <br />on-site building construction and include all information required for <br />site plan approval including required landscape and plat plan. <br /> <br />15. That the Off-street parking requirements shall be determined by the <br />City Council at the time site plan approval is granted, except all <br />housing facilities for faculty and students shall have two parking <br />spaces per unit. <br /> <br />16. That no site plan or permit shall be approved for a building which <br />does not conform to the approved Master Plan. <br /> <br />17. That no temporary buildings, such as quonset or barracks buildings, <br />shall be constructed, used or maIntained at any time, except those <br />structures necessary to contractors during any period of construction <br />of dwellings, buildings or other such construction. <br /> <br />18. That there will be no use of Forest Dale Road for the movement of <br />material, supplies, equipment, etc., for construction purposes of the <br />Seminary. <br />
