Flekke said the home's width <br />would be 46 x 33 ft., and the garage would be placed in front with the house setback <br />6 ft. from the garage. <br /> <br />Williams asked how much farther would Flekke be willing to build the house. Flekke <br />feels that by having the house setback from the garage provides a step effect and <br />blends in with the home to the south. She noted that the lot is very short and building <br />the home further back would lessen the backyard and could create drainage problems. <br />Mattila confirmed that the property to the north is setback 30 ft. Samuelson <br />confirmed the garage would be setback 30 ft. and the home would be setback 36 ft. <br /> <br />Williams verified that this proposal meets the City Code's minimal requirements. <br />Mattila stated that the proposed 75 ft. lot width and the 12,000 sq. ft. lot area meets <br />the minimal requirements. <br /> <br />Flekke feels the proposal should be considered an investment in the City by providing <br />additional property tax revenue, and would increase the neighborhood's value. <br /> <br />Williams stated that as long as this is a legal subdivision under the current code, he <br />sees no reason why it should not he approved. However, he encouraged Flekke and <br />the neighbors to work out an accommodation which is acceptable to all. <br /> <br />Motion by Williams, seconded by Larson, to WAIVE THE READING AND <br />ADOPT THE RESOLUTION APPROVING PL-220, SUBJECT TO THE <br />FOLLOWING CONDITIONS: <br />1. PAYMENT OF A $750 PARK DEDICATION FEE PRIOR TO <br />RECORDING THE APPROVED RESOLUTION. <br />2. THE OWNER OF THE SUBJECT NEW LOT IS ENCOURAGED TO <br />PLACE ANY NEW HOUSE ON THE SUBJECT LOT IN SUCH A <br />FASHION AS TO COMPLIMENT THE ESTABLISHED 60 FT. FRONT <br />YARD SETBACK ALONG 23RD AVENUE NW. <br /> <br />4 Ayes - 0 Nayes, Motion Carried. <br /> <br />Larson asked what will happen to the power line currently running through the new <br />parcel. Mattila said NSP will be contacted when the building permit is issued and <br />most likely the line will be rerouted. <br /> <br />Public Hearing - 8:05-8:07 p.m. - Vacation of alley and utility easement <br /> <br />Mattila presented a request to vacate an alley and utility easement in the Brighton <br />Green Townhome plat. In order to accommodate the townhome project, staff <br />proposes vacation of two portions of an old alley easement and a portion of an old <br />utility easement.
