The current setback <br />requirement from the R-2 district to the north for drives and parking areas is 25 ft. <br />The existing encroachment is not detectable from the R-2 district to the north <br />because of the privacy fence and evergreen screen. In July 1993, Council <br />determined the applicant reduced this nonconformity to the greatest extend practical. <br /> <br />Benke asked if the proposal would change the noise levels. Mattila said the dryer <br />unit will be enclosed within the building and there will not be any external noise. <br /> <br />Motion by Gunderman, seconded by Larson, to WAIVE THE READING AND <br />ADDPI' THE RESOLUTION APPROVING NC-97. <br /> <br />4 Ayes - 0 Nayes, Motion Carried. <br /> <br />Motion by Williams, seconded by Gunderman, to APPROVE LP-296, SUBJECT <br />TO THE FOLWWING CONDmON: <br />1. APPROVAL OF NC-97. <br /> <br />4 Ayes - 0 Nayes, Motion Carried. <br /> <br />Mattila presented the site plan review to construct a 56,069 sq. ft. office/warehouse <br />building at the southeast corner of Old Hwy 8 and 5th St. SW. <br /> <br />The Industrial Equities proposal complies with all 1-1 district and parking standards, <br />and is another step toward redeveloping the Jones Lake industrial area. The City <br />has agreed to purchase and remove the two homes occupying the site. The main <br />entrance would be oriented toward Old H wy 8 to serve as a focal point to identify <br />this comer as an entryway to the industrial park. Proposed signage and landscaping <br />would be designed to compliment the building. <br /> <br />Williams asked if the City Forester has reviewed the site plan. Mattila <br />acknowledged that the first draft has been reworked to include more hardy species. <br /> <br />Motion by Williams, seconded by Benke, to APPROVE LP-297, SUBJECT TO <br />THE FOLWWING CONDmONS: <br />1. ENTER INTO A PROOF OF PARKING AGREEMENT WITH TIlE <br />CITY FOR TWO PARKING STALLS. <br />2. GRADING AND DRAINAGE PLAN APPROVED BY CITY <br />ENGINEER. <br />3. CURB CUT ONTO OW HWY 8 APPROVED BY RAMSEY COUNTY. <br />4. RICE CREEK WATERSHED DISTRICT PERMIT APPROVAL. <br />5. SUBMIT A BOND OR LETTER OF CREDIT IN THE AMOUNT OF <br />100% OF THE COST TO INSTALL PAVING, CURBING, AND <br />LANDSCAPING TO THE CITY. <br />6.
