Mattila said the City requires driveways in a <br />R-3A District to be at least 50 ft. from the right~f-way, and such a realignment <br />would require an additional variance. <br /> <br />Samuelson asked the amount of footage in the landscaped area. Mattila confirmed <br />that there is about 25 feet of landscape area from the intersection to the curb area. <br /> <br />Benke noted the issues relating to the loss of buffering and the amount of turning <br />associated with the Pike Lake Drive option. He would be more comfortable with <br />the alternative which involves the Thomdale access. <br /> <br />Williams asked if the vans leaving the facility would use Thorndale as opposed to <br />Pike Lake Drive. Mattila does not feel this activity would be a problem. <br /> <br />Motion by Benke, seconded by Larson, to WAIVE THE READING AND AOOPf <br />THE RFSOLUTIONS APPROVING PRl)..57, PL-210, AND VN-297, SUBJECT <br />TO CONDITIONS; AND APPROVE LP-288, SUBJECT TO TIlE <br />FOLWWING CONDmONS: <br />1. CITY ENGINEER'S APPROVAL OF GRADING AND DRAINAGE <br />PLAN. <br />2. EXCHANGE WCATIONS OF SUGAR MAPLE AND NORWAY <br />MAPLE TREFS AROUND SOUTH PARKING WT AND REPLACE <br />NEWPORT PLUMS WITH ROYALTY CRABS. <br />3. FURNISH A LEITER OF CREDIT OR BOND IN THE AMOUNT OF <br />100% OF THE FSTIMATED COst TO INstALL CURBING, <br />PAVING, AND LANDSCAPING IF THE BUILDING IS TO BE <br />OCCUPIED PRIOR TO SITE IMPROVEMENTS BEING INSTALLED. <br />4.
