<br />Council Meeting Minutes <br />January 25, 1994 <br /> <br />Page 10 <br /> <br />Council Business. continued <br /> <br />Cheetah proposed to expand their facility on Mound Street by purchasing land north <br />of the current site to build a new 6,000-12,000 sq. ft. building. The first phase <br />would be a building with a minimum of 6,000 sq. ft.; the second phase will include <br />another 6,000 sq. ft. <br /> <br />Currently, a house occupies the proposed site and will need to be removed. The <br />proposed project would require a vacation of the east ponion of Mounds Street and <br />the construction of a cul-de-sac bulb. Also, easements would need to be located <br />over all existing and proposed utility lines with the vacated Mounds right-of-way. <br />Eight of the required parking stalls are proposed to be provided through a proof of <br />parking agreement. The applicant is proposing 33 stalls to be constructed now with <br />16 spaces to be installed with the 4,000 sq. ft. future addition. <br /> <br />Samuelson asked if the two homes are vacant. Mattila noted that one of the homes <br />is vacant. Norm Wells, Architect, explained that the home which is currently rented <br />is included in the purchase agreement. Manfred Niedemhoeft, owner, verified that <br />the tenants will be given enough time to vacate. <br /> <br />Mr. Wells said the addition's exterior will be constructed of similar materials used <br />in the existing building. Williams verified that Black Hills Spruce will be planted <br />along the freeway side. Wells said there will be an attempt to retain the property's <br />existing trees.
