The majority of the lumber storage <br />would take place on the main site on 1st Street. The proposed storage building <br />would be used initially for vehicle storage and temporary offices. Once the main site <br />is developed, the office would be converted to an enclosed lumber cutting area. The <br />site would be screened with a 8 ft. high fence and staff recommends additional <br />evergreen plantings along I-35W. <br /> <br />Mattila noted that the applicant would like to begin construction as soon as possible. <br /> <br />Charles Stark, New Brighton Lumber, complimented Mattila on his excellent work. <br /> <br />Motion by Gunderman, seconded by Larson, to APPROVE LP-28S, SUBJECT TO <br />THE FOLWWING CONDmONS: <br />1. APPROVAL AND CONTINUING COMPUANCE WITII SP-181. <br /> <br />5 Ayes - 0 Nayes, Motion Carried. <br /> <br />Economic Development Specialist Jill Hanson presented the Rottlund Company <br />Development Agreement for Site A in the downtown area. <br /> <br />Rottlund proposes construction of 76 townhomes within 10 buildings which would be <br />valued between $82,()()()"125,OOO each. Each unit would be 1,400 sq. ft in size and <br />entail a main living area on the first floor with additional living areas upstairs. The <br />targeted market would include seniors and singles. The agreement involves the <br />property to be transferred to Rottlund in three phases. Rottlund agrees to the <br />following terms: purchase of Phase 1 for $180,000; issuance of a $150,000 <br />irrevocable Letter of Credit; Phases II and ill will be closed by October 1, 1995; <br />payment of an additional $25,000 for each phase for streetscape improvements; and <br />total land purchase price of $741,000, or $9,750 per unit. <br /> <br />The agreement commits the City to acquire and assemble the property, relocate the <br />current business, demolish the buildings and address any environmental issues. The <br />current street located within the development is expected to be vacated.
