<br />RESOLUTION No. 06- 083 <br />STATE OF MINNESOTA <br />COUNTY OF RAMSEY <br />CITY OF NEW BRIGHTON <br /> <br />RE LUTION MAKING FINDINGS OF FACT AND APPROVING RZ2006-001, RZ2006-002 <br />AND A COMPREHENSIVE PLAN AMENDMENT FOR PROPERTY LOCATED AT 715 & <br />721 OLD HIGHWAY 8 NW. <br /> <br /> <br />REAS, an application for a Rezoning for 715 & 721 Old Highway 8 NW and a <br />Comprehensive Plan Amendment have been made by the City of New Brighton; <br />and <br /> <br />W REAS, the procedural history of the application is as follows: <br />1. An application for a Site Plan Review and Variances was received by <br />TimberCraft Enterprises, Inc. on May 30, 2006 for the property located at 715 <br />Old Highway 8 NW. <br />2. The Planning Commission reviewed the Site Plan and Variance application, <br />held a public hearing, and tabled the application at their June 20, 2006 <br />meeting directing staff to process a Rezoning and Comprehensive Plan <br />Amendment to avoid the need for Variances. <br />3. The Planning Commission, pursuant to published and mailed notices, held a <br />public hearing on July 18, 2006 with regard to the Rezoning and <br />Comprehensive Plan Amendment requests and all present were given a chance <br />to freely speak at the hearing. <br />4. The City Council considered the Rezoning and Comprehensive Plan <br />Amendment on August 22, 2006. <br /> <br />W REAS, the Council makes the following Findings of Fact with respect to RZ2006- <br />001, RZ2006-002, and the Comprehensive Plan Amendment for 715 & 721 Old <br />Highway 8 NW: <br />'1. The properties located at 715 and 721 Old Highway 8 NW are currently zoned <br />B-2, Neighborhood Business District. <br />2. The properties located at 715 & 721 Old Highway 8 NW are proposed to be <br />rezoned to B-4, Downtown Business District. <br />3. Both properties are currently guided for Low Density Residential in the New <br />Brighton Comprehensive Plan. <br />4. The current land uses of 715 & 721 Old Highway 8 NW are Business. <br />5. The existing zoning and 2020 land use designations for 715 & 721 Old <br />Highway 8 NW conflict. <br />6. The two properties proposed for rezoning to B-4 and a Comprehensive Plan <br />Amendment encompasses a total of 0.70 acres or approximately 30,555 <br />square feet in total land area. <br />
