<br />e <br /> <br />e <br /> <br />. <br /> <br />REQUEST: <br /> <br />Recommendation of Approval of Landscape and Plot Plan for <br />Veterinary Clinic <br /> <br />APPLICANT: George Walquist <br /> <br />LOCATION: Mississippi Street west of Silver Lake Road <br /> <br />DISCUSSION <br />The property in question is a site of about .8 acres which is in the <br />process of being divided from a larger parcel of about 11.7 acres <br />which lies to the south. <br /> <br />The owner has applied for a land division and the Council at its <br />January 8 meeting deferred action on the request pending receipt of a <br />letter from the owner regarding his willingness to provide a utility <br />easement over the eastern part of the .8 acre parcel to provide <br />possible future service to the larger parcel to the south. <br /> <br />The former Village Engineer recommended the utility easement based on <br />his opinion that if the larger parcel were to develop as a whole, a <br />second utility service would be needed and that it could best come <br />off of Mississippi St. <br /> <br />Because the land division has not been completed, a favorable recom- <br />mendation should be conditioned on its completion. <br /> <br />All required information is provided except that the proposed land- <br />scape treatment for the area of the private road easement should be <br />clarified. The proposed development conforms to all requirements of <br />the present Zoning Code and to the proposed revision of the Zoning <br />Code. <br /> <br />There is potential, however, for a future non-conformity. If a drive- <br />way is constructed at the point of the easement, it will be within <br />50' of the intersection of 26th Avenue NW and Mississippi Street. <br />Under Section l2-060(b) this would be prohibited and require a variance. <br />
