-
~.

June 27, 1974

TO: Thomas F. Lewcock, City Manager

FROM: Barry P. Johnson, Building & Planning Coordinator

SUBJECT: Waiver of Landscape and Plot Plan, Faith Christian Reformed Church

Section 10-140 (c) sets a number of conditions which must be
met for a waiver to be granted.

1. 't'1ritten application has been made as prescribed.

2. Structure and land use pust be conforming. As previously
noted, the parking area does not have concrete curbs. If
this is considered to be an aspect of the land use which
must be conforming, then this requirement is not met. It
will also mean that very few properties in New Brighton will
ever be able to take advantage of the waiver provision
as very few meet all Zoning Code Requirements.

3. The waiver request does apply only to aspects of the
site which will not be disturbed.

Additionally, we would like to note that between the original
plans and the information submitted now by the applicant we have all
information required on a complete landscape and plot plan except:

1. Accurate location"'of drive~.,ays, parking spaces and
their dimensions;

2. Sewer and water connections;

3. A cross section detail of the proposed sidewalk;

4. Plans of the existing sign;

5. Topographic information does not extend 100' beyond
property lines.,

Barry P. Johnson
Building & Planning Coordinator
