<br />P COUNCIL CONSIDERATION <br />Building Permit <br />October 22, 1974 <br /> <br />Request: Council authorization of building permit for new <br />industrial building <br /> <br />Applicant: Trend Enterprises <br /> <br />Location: 300 - 9th Ave. .SW <br /> <br />Size of Buildinq: Office - 84' x 1101 <br />Plant (Phase I)-1621 x 347' <br /> <br />Exterior Treatment: Office - brick and copper panels <br />Plant - textured concrete panels <br /> <br />Discussion: <br /> <br />The applicant is a firm which makes educational materials <br />for early childhood education. In need of more space, they are <br />planning to move from a location near University Ave. and Hwy. 280 <br />to New Brighton. The plans submitted are for the first phase of <br />what is planned to be a 3 phase construction program. <br /> <br />The site plan has been laid out within the framework of two <br />major constraints. First, Section 5-100 of the Zoning Code <br />requires that the buildings be set back at least 100' from the <br />lakeshore. Second, there is a watermain running through the <br />property and almost cutting it in half. The building placement <br />handles both of these problems nicely by separating the office and <br />factory and connecting them by means of a bridge over the water <br />line easement. <br /> <br />Code also requires a 60' landscaped strip adjacent to a re- <br />sidential district which in this case is on the south. The <br />buffer strip will be planted with evergreens and low bushes and <br />also will be bermed. This treatment in addition to existing trees <br />near the lake and the poplars in the trailer park, will form a <br />very effective and attractive screen between the two areas. <br /> <br />Drainage from the area will be to the lake and an existing <br />drainage ditch running from the street to the lake through the <br />center of the property has been rechanneled to follow the water <br />line easement. <br /> <br />Provision has been made for a fire lane around the building <br />though it is not indicated whether this is a surfaced lane or simply <br />
