<br />Council Consideration <br />Building Permit <br />March 25, 1975 <br /> <br />Reauest: Council authorization of a building permit for a Perkin's <br />Cake and Steak Restaurant <br /> <br />Applicant: Wyman Nelson Enterprises <br /> <br />Location: 696 County Road D <br /> <br />Size of Bllildin1.: 421 x 9l'~ 13' High <br /> <br />~rior Treatment: Brick, Stone, Stucco, Wood and Cedar Shakes <br /> <br />Discussion: <br /> <br />The applicant is presenting a landscape and plot plan in support <br />of a building permit application for a Perkin's Cake and Steak <br />Restaurant. <br /> <br />The landscape and plot plan is complete and all Zoning Code <br />requirements are met. The site design and layout are good and <br />we see no problems connected with the proposal. A small area of <br />the north part of the parking lot will not drain toward the street <br />but rather into the grassy area to the north and probably somewhat <br />into the adjacent parcel. This will be a relatively small amount <br />of runoff and the staff does not expect it will cause any problems, <br />especially as it will drain onto the property of the present owner <br />of the parcel in question. <br /> <br />We would note that the plot plan shows two locations for a <br />ground sign. This is because the applicant did not know what <br />sign regulations would be in effect at the time the permit was <br />requested. The present ordinance requires a 40' setback while <br />the proposed ordinance would require a setback of only 1/3 of that <br />distance. <br /> <br />Any motion to authorize issuance of the building permit should <br />specify that such permit may not be issued until we have received <br />proof of the recording of the division. <br /> <br />We \'lOuld also recommend that the authorization of the, building <br />permit be conditioned on the permit not being issued until we <br />have received proof, in the form of an easement, that the applicant <br />h~s access to public sanitary sewer. <br />
