<br />t~ ~ <br /> <br />~ <br /> <br />council Consideration <br />Building Permit <br />July ~~, 1975 <br /> <br />Request: Council authorization of Building Permit for construction <br />of industrial building for trailer sales and leasing <br />business <br /> <br />Applicant: Dahlke Trailer Sales <br /> <br />Location: 499 5th st. mv <br /> <br />Size of Buildinq: 74.2 1 x 108.41; 21.51 high <br /> <br />Exterior Treatment: Raked Concrete Panels <br /> <br />Discussion: <br /> <br />Larger aspects of the proposed site development have already <br />been discussed in regard to the special use and variance requests. <br />We will confine ourselves here to considering details of the site <br />plan. <br /> <br />The applicant has provided all required information on the land- <br />scape and plot plan with the exception of specifying the ground <br />cover that will be used in the landscaped areas. This should either <br />be seeding or sodding with sodding preferred. This detail was not <br />noticed at the Planning Commission meeting. The plans presented <br />meet all code requirements with the exception of the concrete curbing <br />and buffer strip which is the subject of the variance application. <br /> <br />The landscaping presented has some very positive points in the <br />amount of plant material being proposed and variety and placement <br />of this planting material. There is a good balance between <br />ornamental, shade and screening eve~green type trees which should <br />produce a genem lly very pleasing effect. The principal issue relates <br />to, however, how well the plantings will screen the site in question. C <br />The evergreens when they grow to a full height, should provide ' <br />'a fairly effective screen in the areas where they are located. <br />These evergreens are, however, interspersed with shade trees, <br />ornamental trees which wKIl not have leaves during the winter <br />months and in addition, once they grow their branches will be such <br />as to leave gaps in the screening in the area closest to the ground. <br />This is somewhat necessary in order to allow patrolling police cars <br />to have a view into the lot. However, it certainly does reduce <br />the effectiveness of the screening as far as the adjacent residential <br />
