, Dahlke Trailer Sales -2- area is concerned. At the present time, the evergreens are proposed to be put in at a four foot height. This will obviously not provide a great deal of screening in the early years. Their principal function in the beginning will be more a matter of aesthetic relieve. It would be almost impossible to provide a complete screen between the residential area and the trailers in this location. First because of the height of the trailers and secondly, because the residential area to the north is higher in elevation than the property in question. This means that the landscape buffering would have to grow to a considerable height in order to totally screen the trailers and this probably would not be possible. IT would be possible, however, to provide fairly dense screening at the lower levels where the trailers would be most visible to passers-by on 5th st. and to the closest residents to 5th st. Site drainage as proposed in the plan will be adequate. There is a storm sewer along the north property line for which there is apparently no easement. We would like the applicant to dedicate such easement. We would also suggest that the driveway on the west side of the property be blacktopped in order to provide a more finished appearance from the street. Ideally, the driveway on the north side of the property should also be blacktopped, however, with heavy trailers going in and out of this location, blacktopping is very likely to deteriorate rapidly. p1anninq Commission Consideration 6-17-75 & 7-15-75: (See Green Sheet VN-140) Planninq Commission Recommendation 7-15-75: Motion by parham, seconded by Anderson, to recommend approval of LP-2l with the same conditions as attached to VN-140.
