The interior activities would consist of <br />diesel cast welding in the repair of cracked truck engine blocks. <br />The applicant has indicated that there would be approximately <br />7 - 9 employees. The plans submitted by the applicant indicate <br />that there would be two airveways located north and south of <br />the proposed building _ The criv<~':.'ays lead to the rear of the <br />building where there will be two delivery doors. Ten parking <br />spaces are shm-.1n on the plans w.~th t\'JO spaces being just north <br />of the building and the other ei9ht spaces 10cateCl toward the <br />r ear of the site. <br /> <br />The landscape plan indicates that the front yard would be <br />landscaped with S00, Junipers, anc crushed rock. In addition, <br />the plans indicated that landscaped areas in the front <br />yard will be curbed. Parking and maneuvering areas will be <br />blacktopped. <br /> <br />All applicable Code requirements in regard to the proposal <br />are met with the exception that, one, a certificate of survey <br />has not been delivered as of this writing, though the survey <br />will be available prior to the Board of Review meeting~ two, the <br />dimension of the south driveway entrances is not shown~ three, <br />grades are not shown to the centerline of the street~ four, <br />the plans do not indicate the location of refuse storage~ five, <br />the plans do not indicate water and sewer s~rvices including <br />nearest fire hydrants" <br />
