<br />.. <br /> <br />. . <br /> <br />Request: Planning Commission recommednation for approval of <br />Master Plan <br /> <br />e <br /> <br />Applicant: united Theological Seminary <br /> <br />Location: 3000 5th Et. m1 <br /> <br />Summary: <br /> <br />In Decemb~r, 197~ the city Council approved SP-58, an amend- <br />ment to the special use permit for United Theological Seminary, <br />to allow sale of the north part of their property for private <br />residential development. A number of other changes were made, <br />the most important of which was addition of a requirement that <br />the Seminary have an approved Master Plan prior to issuance of <br />building permits for any new educational or student housing <br />buildings. The propo~cd Master Plan is presented in fulfillment <br />of that requirement. <br /> <br />Conformance to Spe~tal Use Permit Requirements: <br /> <br />e <br /> <br />The applicant has submitted four drawings and an accompanying <br />text as a proposed Master Plan. The information requirements <br />for the Master Plan are contained in paragraph #2 of SP-58 <br />(Attached). These information requirements are met with the <br />following exceptions: <br /> <br />1. Height of academic related facilities in area d - <br />is is uncl~ar if the 2 story height limit applies only <br />to the Career Development Center or to all facilities <br />in this area, a two story maximum height would be <br />consistent with other building heights on the property. <br />The bulk of buildings in this area is also not specifically <br />designated, though the height limit, in conjunction with <br />the size of the area would establish such a limit. <br /> <br />2. Specific use h8ight and bulk of structures in ~rea 1 is <br />now shown - The Seminary has indicated that its plans <br />for this area are so vague at this time that no proposal <br />can be made. ~ maximum two-story height limit should <br />be considered. This, and the site area size would <br />set some limitation on bulk. If there is further <br />concern about the indefinite use of the are a specific <br />use could be designated and the Seminary could request <br />a change at a later date if that is necessary. <br /> <br />e <br />
