..

. .

Request: Planning Commission recommednation for approval of
Master Plan

e

Applicant: united Theological Seminary

Location: 3000 5th Et. m1

Summary:

In Decemb~r, 197~ the city Council approved SP-58, an amend-
ment to the special use permit for United Theological Seminary,
to allow sale of the north part of their property for private
residential development. A number of other changes were made,
the most important of which was addition of a requirement that
the Seminary have an approved Master Plan prior to issuance of
building permits for any new educational or student housing
buildings. The propo~cd Master Plan is presented in fulfillment
of that requirement.

Conformance to Spe~tal Use Permit Requirements:

e

The applicant has submitted four drawings and an accompanying
text as a proposed Master Plan. The information requirements
for the Master Plan are contained in paragraph #2 of SP-58
(Attached). These information requirements are met with the
following exceptions:

1. Height of academic related facilities in area d -
is is uncl~ar if the 2 story height limit applies only
to the Career Development Center or to all facilities
in this area, a two story maximum height would be
consistent with other building heights on the property.
The bulk of buildings in this area is also not specifically
designated, though the height limit, in conjunction with
the size of the area would establish such a limit.

2. Specific use h8ight and bulk of structures in ~rea 1 is
now shown - The Seminary has indicated that its plans
for this area are so vague at this time that no proposal
can be made. ~ maximum two-story height limit should
be considered. This, and the site area size would
set some limitation on bulk. If there is further
concern about the indefinite use of the are a specific
use could be designated and the Seminary could request
a change at a later date if that is necessary.

e
