Specific use and layout of Area M - Again, two possible <br />uses are shown in ~rea m though some reference to <br />maximum building height is made. <br /> <br />In regard to other aspects of SP-58 conformance, is as <br />follows: <br /> <br />1. Land uses are located in general ~onformance with SP-58. <br />Residential and/or recreation uses are shown for ~reas <br />1 and m,although these are within the area designated <br />for educational buildings. Paragraph 2.B of SP-58 <br />indicates, however, that the lines dividing land uses <br />be flexible and the proposed locations are immediatley <br />adjacent to the student housing area designated in the <br />special use permit< <br /> <br />2. All building and road setbacks are met. <br /> <br />3. The conformance with the floor area ratio requirement <br />of .25 cannot be determined from the information <br />provided because of the substantial areas where specific <br />floor area figures are not available. We have calculated <br />that if those areas were built so as to cover the <br />entire area of each site with a two story building, <br />the floor area ratio would be .37. While it is not <br />at all likely that these areas would be built to <br />that intensity, there is nothing in the proposed <br />Master Plan that indicates what the actual extent <br />of development in those areas will be. <br /> <br />Planninq Considerations: <br /> <br />The majo+ land use planning questions were settled at the <br />time SP-58- was approved. The proposed Master Plan is well <br />conceived and is consistent with the special use permit. <br /> <br />The proposed utility system is adequate subject to certain <br />concerns of the City Engineer. (see attached letter) <br /> <br />Fire Department comments on the plan have not yet been <br />received and based on past plan reviews they may have concerns <br />in regard to fire hydrant location, fire land location and the <br />ability of trucks to approach close enough to buildings for <br />fire fighting. We will attempt to have their comments by meeting <br />time. <br />
