It may be wiser to route vehicular traffic away from <br />the main building entrances. A traffic consultant may be <br />necessary to design the best access and circulation routes. <br /> <br />There is also a concern for traffic entering and exiting <br />from Silver Lake Road. Traffic going north entering and <br />exiting the development will have to cross two lanes of <br />southbound traffic. At times of peak traffic volume this <br />could mean both long traffic delays and potential safety <br />problems. <br /> <br />Parking for commercial uses is required to be provided at <br />the rate of one (1) space per 85 square feet of retail sales <br />area for retail businesses and one (l) space for each 150 <br />square feet for other business uses. According to the <br />Applicant's computation, retail stores would occupy 30,300 <br />square feet with the retail sales area totaling l5,150 square <br />feet. Based on the above standards l79 spaces would be <br />required for the retail stores. The applicant has indicated <br />that the remaining 20,000 square feet of floor area would be <br />occupied by other businesses, which would require. l34 parking <br />spaces. Based on these figures the applicant has calculated <br />that the shopping center would require 313. As indicated <br />above, the site plan indicates a total of 414 on site <br />parking spaces. The problem with determining what the parking <br />needs actually are is that shopping centers such as this <br />are typically constructed prior to actual lease agreements <br />being signed. Considering potential parking needs, if it <br />were assumed that the. entire 20,000 square feet of floor <br />area, tentatively included for other business, were used <br />for retail sales area, the required parking would be 235 <br />spaces. Coupled with the already indicated 179 spaces for <br />retail businesses the total spaces required would be 414, <br />the total provided on the applicant's site plan. Based on <br />this it would appear that parking requirementE can be met. <br /> <br />In addition, the applicant has entered into joint parking <br />arrangements with the Super Valu store. The applicant has also <br />shown parking ar~angements on the site of the proposed steak <br />house. The steak house is tentatively shown to include 94 <br />seats which in terms of parking would require 47 spaces, which <br />have been indicated on the site plan. <br />
