<br />Page 4' <br />'LP-35 <br /> <br />All parking and driving areas will be provided with <br />bituminous paving and will have concrete curbin~. <br /> <br />Drainage on the site is essentially from west to east. <br />Water run-off in the parking lot south of the structure will <br />be directed toward three catch basins located in landscaped <br />islands. The catch basiBs will connect to an existing 24" <br />storm sewer in Silver Lake Road. Drainage on the north <br />parking lot is also from the west to east, with excess water <br />draining acrC'ss the existing Super Valu parking lo't. The <br />owners of the Super Valu store have indicated in writing <br />their approval of this drainage plan. A water control system, <br />recommended by the consulting engineer of the Rice Creek <br />Watershed District, will be installed at the northeast <br />corner of the north parking lot. <br /> <br />The principle of the system is to filter the water by <br />removing sand, gravel and oil",thereby.':permitting only "pure" <br />water to drain across the Super Valu property. The City <br />Engineer has reviewed the drainage and utility plan for the <br />development and has indicated approval. <br /> <br />The site plan also indicates that a low marshy area on <br />the western edge of the parcel would be filled. The applicant <br />has filed an application to fill this area. A similar appli- <br />cation has been approved by the Rice Creek Watershed District. <br /> <br />To enable proper grading for the service road on the western <br />edge of the development, the applicant has indicated that <br />partial filling of the adjacent property is n~cessary. The <br />applicant has obtained the written consent of this property <br />owner. Grading is alos shown on the Veterinary Clinic <br />property and again the applicant has obtained the approval <br />of the property owner. <br /> <br />Trash enclosures are shown on the western side of the <br />building. As the setback for the building is only thirty (30) <br />feet the trash enclosures cannot extend more than six (6) <br />feet so as to maintain the required 24-foot driving lane. <br /> <br />The applicant has shown a proposed fire hydrant located <br />near Silver Lake Road. Thete is also an existing hydrant <br />located at the northwest corner of Silver Lal~e Road and <br />
