The' building itself will be <br />totally sprinkled and additional fire emergency equipment <br />will. be placed on the exterior of the building. <br /> <br />As a comparison in developments, the existing Brighton <br />Village Shopping Center haG approximately 89,000 square feet <br />of grass floor area, while the proposed development plus <br />the existing Super Valu store totals approximately 69,000 <br />square feet of grass floor area. <br /> <br />Our major concerns with the site plan include the <br />positioning of the main driveway on Silver Lake Road and the <br />circulation pattern on the site. It may be desirable to <br />have a traffic consultant review the plan. We would suggest <br />that the Fire Department and City Engineer review the plan <br />relative to designating possible fire lanes. An additional <br />matter which would appear to require further study is the <br />matter of directional signs for vehicles. This could be <br />included in a study of a traffic consultant. We would <br />also suggest that any approval be contingent on the <br />applicant receiving Ramsey County approval for curb cuts <br />and driveways on Silver Lake Road. <br /> <br />All applicable zoning code requirements are apparently <br />satisfied with the exception of the driveway width om Silver <br />Lake Road. <br /> <br />The Landscape Plan is complete and contains the required <br />information. Essentially the landscape plan shows a land- <br />scaped area adjacent to Silver Lake Road which will include <br />eart1'i:berms.: and plantings. There is also a hedge shown <br />approximately 160 feet west of Silver Lake Road. There <br />are additional small landscaped islands along the main <br />driveway lane in the south parking lot. Our main concern <br />for the landscaping is to lessen the impact of parking <br />areas and the development in general. In this respect, <br />it may be desirable to provide landscaping along the south, <br />west and north sides of the development.
