As this property is adjacent to or across the street from <br />R-l and R-2 districts, a 25 foot buffer strip is required. <br />This situation is present on the north, east and south <br />sides of the property. <br /> <br />6. utilities are available from both Silver Lake Road and <br />Mississippi Street. <br /> <br />7. The applicant has indicated the building would be used for <br />a dentist office and perhaps 2 real estate firms. <br /> <br />Discussion: <br /> <br />Relative to the site plan, we would note that the two most <br />northern parking spaces off of Mississippi Street would have to <br />be eliminated in order to meet the 25 foot buffer zone require- <br />ment. This will reduce the parking spaces provided to 45, <br />which as noted, would meet code requirements. We would note <br />that we have also interpreted the front yard to be on Silver <br />Lake Road. <br /> <br />There may be a concern for the driveway off of violet Lane. <br />Violet Lane is a residential street and commercial traffic on <br />this street may not be desirable. If this driveway were not <br />permitted, the area would have to be landscaped as part of the <br />buffer zone. The Planning Commission may want to consider the <br />number and location of driveways in any recommendation. <br /> <br />We would suggest that any recommendation include a condition <br />that all missing information be provided prior to council <br />action. <br /> <br />It should be noted that this property is also in an area <br />that would be covered by the interim development control ordinance. <br />Since this proposed development is in conflict with the proposed <br />Comprehensive plan, it would not be permitted if the interim <br />development control ordinance is adopted. <br /> <br />Except as noted above, all Code requirements are met by <br />this application. <br /> <br />Planninq Commission Consideration & Recommendation (5/17/77): <br /> <br />Please See Attached <br />
