Minutes of 5/17/77

~ ;~.,._-...:- ..,~- .-","

LP-48, Keith Harstad:

The City Planner reviewed his comments noting that this site
was in conflict with the proposed Comprehensive Plan and would
be subject to the pending interim development control ordinance.

The city Planner further noted that two parking spaces adjacent
,to Mississippi Street would have to be removed to meet the 25 foot
buffering strip requirement and also that the proposed hedging shown
on the south side of the property would have to be changed as
the proposed hedging is not an evergreen.

.'
Mr. Keith Harstad, applicant and developer, was present to answer
questions.

Commissioner Brown asked Mr. Harstad what
construction and how he proposed to build
specific plans.

the time table was for
at this time with no

.

Mr. Harstad stated that while at this point in time they are undecided
on the exact design of the building, they would build either design
depending on the Planning Commission and Council preference.
Mr. Harstad also stated that if two parking spaces had to be eliminated,
the canopy shown on the one design would have to be eliminated
which would preclude this design building being built. Mr. Harstad
noted that their time table, was that construction would take
90 days from the time of permit issuance.

Mr. Duwayne Sorenson, 2177 violet Lane, stated that he liked
the design of the building with the canopy. ,Mr. Sorenson also
stated that he would prefer either stucco or cedar board siding
but would not like concrete block. Mr. Sorenson stated that he
was very concerned for a driveway on Violet Lane as this was now
a residential street. He further stated that he would not like to
see the property rezoned as they would not like to see apartments
on the property. He noted that if possible, he would like to see
a sprinkling system installed in the landscaped area so'that it
could be properly maintained.

Mr. Paul Nebel, 2163 Violet Lane, stated that he had lived in the
area for nine years and they have waited for all nine years for a
nice office building on this site. Mr. Nebel stated that he wasn't
sure a developer would build duplexes on this expensive property.
He stated he was in favor of this 0ff~ce building but that he was
also concerned with a third driveway on violet Lane. He noted
that Violet Lane is a residential street and he would like to see it
remain a quiet, residential street.
