10/27/2006 TIMBER CREST RULES AND REGULATIONS .'hiS new agreement is an addendum and will be part of the existing rental agreement between Timber Crest Management and its Tenant/Resident/Lessee(s). These New Rules and Regulations and/or Amendments to these rules may be adopted by Timber Crest Management upon giving notice in writing to the tenants/residents. These Rules and Regulations and any changes or amendments have a legitimate purpose and are not Il1tended to be arbitrary or work as a substantial modification of Tenant/Resident/Lessee(s), guest or visitor rights. They will be eQually enforced. ** All Tenants/Resident/Lessee(s) are responsible for the conduct of their guests and the adherence by their guests and themselves to these rules and regulations at all times.** DRUG POLICY Drug-Free Housing Policy 1. Timber Crest Management as of October 20th 2006, has instituted a zero tolerance policy relating to unlawti..ll possession, sale, use or manufacture of contraband drugs in/or at this apartment complex. Unlawful drugs are not permitted under any circumstances in/or on the 'rimber Crest Property which includes all prIvate and publIC areas of Timber Crest Apartments Complex. Any person(s) in violation ofthe policy relating to unlawful possession, sale, nse or manufacture of contraband drugs in/or at this apartment complex and is found to have violated the rules and regulations ONE TIME relating thereto are and will be evicted immediately. Drug Paraphernalia . 2. Drug paraphernalia or any item whose mtended use can be defined as drug paraphernalia is strictly prohibited in all private and public areas of Timber Crest Apartments Complex. Drug paraphernalia includes, but is not limited to, pipes, bongs, hookahs, and water-based smoking a~lparatuses, roach clips, scales, etc. Infractions of this policy will be dealt with in the form of non-judicial action up to and including removal by trespass and/or eviction ofthe so involved Tenant/Resident/Lcssee(s) and/or any individual(s) found in or on the Common areas of Timber Crest Apartments Complex. Pornography & Obscene Language (a) Tenant/Resident/Lessee(s) and their Guests and Visitors may not possess or view or display pornography or use obscene language personally or in any medium while in or on the common areas of Timber Crest property. For this section Mediums include, but are not limited to, laptops, personal computers, televisions, audio or video equipment, publications, radios or other audIO or video recorded mediums, and indIvIdual speech, etc in the Common Areas. This section does /lot lJrohibit the /Jossessio/l of or the viewi/lf! or display of pOr/lof!raphy or use of obscene lanf!IUlf!e personally in the privacy of your own home. Use of Racially Offensive or Obscene Language (b) Use of racially offensive or obscene language, including if, used by persons of the same race who may be using racially offensive ten11S towards each other is prohibited in the Common areas of Timber Crest Apartments. This type of language and behavior although acceptable to some members of soclety, is by and of its nature deemed (0 be embanassing to other members of society and further displays a morally and legally offensive example for ehddren. Aj?ain this sectio/l does not prohibit the use of' obscene lallf!uaf!e personally in the privacy ofvour own home. .
