(This section includes noise which may be made during <br />daylight & or early evening hour's prior to the regular Quite Time which, disturbs his/her neighbors and if the <br />noise is of sufficient volume than it would be possihle wIth normal hearing capabilities to be able to distinguish <br />the words of the singer or DJ, or the base causes his/her neighbors to feel the vibrations. <br /> <br />. <br /> <br />19 All musical instruments, television sets, stereos, radios, etc., are to be played at a volume, which will not disturb <br />other persons. <br /> <br />20 Timber Crest Managemcnt has the right to evict residents for violation of any rules or regulations, Il1cluding noise <br />violations. Tenants who are evicted will forfeit all deposits and rent for the remainder of the term of the lease. <br /> <br />21 Tenant/Resident/L_essee(s) are responsible for the behavior of their guests Tenant/Resident/Lessee(s) shall be <br />liable for damages caused by themselves, their guests, or other occupants of their apartment. All ovemight guests <br />in excess of seven (7) days must be approved by Timber Crest Management and Spartan Protection Services. You <br />may only have an overnight guest seven (7) nights in a thirty day period. <br /> <br />22 Keys may not be loaned out. Tenant/ResidentlLessee(s) is prohibited from making duplicate copies of keys. Do <br />not add, change, Of in any way altcr any key or locking mechanism. A fee will be assessed fix damaging, losmg, <br />or not retuming a key. Therc will be a charge of $250.00 if keys are not turned in upon moving. Please note that <br />you will be invoiced for the following costs for replaecment of apartment kcys $50.00, mail box keys and garage <br />door keys are $25. So please safeguard your keys. These costs may ehangc as the costs for replacement may <br />increase in the future. <br /> <br />23 The activitics and conduct of all Tenant/Resident/Lessee(s) and guests outside of the apartment, on the common <br />grounds, parking areas, or any recreational facilities must be reasonable at all times and not annoy or disturb other <br />persons. <br /> <br />. <br /> <br />24 Excessive noise will not be tolerated during the Timber Crest Apartment Complex quict hours fi'om 8:00 PM to <br />8:00 AM. Sunday through Thursday. Friday & Saturday the Quiet Hours are 1 :00 AM Through 8:00 AM. If <br />there is a noise problem Spartan Protection Security will be notified. The offending parties will be issued a lease <br />violation notice or if severe issucs are encountered charges may be filed. You must be aware that you arc Ii ving in <br />an apartment, and there will be noise that disturhs you, hut you must also take in consideration that some people <br />work other shifts than you. We are trying to make your stay here as comfortable as possible, but you need to <br />remember that the apartment isn't sound proof. <br /> <br />25 Loud, noisy and wild parties will not be tolerated. TenantlResidcntlLessec(s) will be responsible for keeping your <br />guest(s) and party attendees under control. <br /> <br />26 Timber Crest Management shall have the right to enter the premIses during tenancy at all reasonable times to <br />inspect the premises, make repairs and show the premises to prospcetive tenants or purchasers upon advance <br />notice of TWEL VE HOURS (or sooner if Tenant/Resident/Lessee(s) so consents). In the event of an oecasion <br />of a life, health, firc or safety emergency whcn Tenant/ResidentlLessee(s) is absent and Timber Crcst <br />Management or Spartan Protection Security Personnel reasonably believes that entry is necessary to protect the <br />building, Tenant/Resident/Lessee(s) and/or premises from danger, Timber Crest Management or Spartan <br />Protection Security Personnel may enter the premises without notice and use such force as appears necessary for <br />entry. Denial of access will be considered a breach oflease. <br /> <br />27 No property shall be allowed to be left with Timber Crest Management or Spartan Protection Security Personnel <br />Timher Crest Management or Spartan Protection Security Personnel are not authorized by Timbcr Crest <br />Management or Spartan Protection Services to accept and/or hold property of a T'enant/ResidentlLessee(s). <br /> <br />. <br /> <br />5 <br />
