<br />. <br /> <br />10/27/2006 <br />10 Tin cans, rubbish, newspapers, refuse, garbagc, rags, waste paper and the like must be deposited in receptacles <br />provided by Timber Crest Management and in the place desif,'11ated by the manager of premises. <br />TENANT/RESIDENT/LESSEE(S) AGREES TO COMPLY WITH ALL ORDINANCES REGARDING <br />RECYCLING. Any violation by Tcnant/Resident/Lessee(s) thereof~ which results in a fee, fine or penalty to <br />Timber Crest Management will be added to Tenants/Residents rcnt and will become immediately due and payable <br />to Timber Crest Management upon demand. <br /> <br />11 That Tcnant/Resident/Lessee(s) or any member of Tenant/Resident/Lesscc(s) family, servants or guests shall not <br />become intoxicated, disorderly or create or permit any noises in and about the apartment buildings or the common <br />areas or do any damage in or about the said apartment building. <br /> <br />12 Tenant/Resident/Lessee(s) shall not meddle with or interfere in any way with any part of the heating, lighting, <br />refrigerating, sprinkler, smoke detection and alarm systems or laundry apparatus or controls in or about the leased <br />premises or the building containing said equipment. <br /> <br />13 The water closets, disposal and other water apparatm: shall not be used for any purpose other than that [or which <br />they were constructed and no sweepings, rubbish, rags, paper, or other substances shall be thrown therein. Any <br />damage resulting to these water closets, disposal and other water apparatus from misuse of any nature or character <br />whatever, shall be paid by Tenant/Resident/Lessee(s). Failure to pay said amount within FIVE DAYS after <br />presentment of the bill shall be considered a breach of lease. <br /> <br />. <br /> <br />14 Awareness of Any Rule or Regulation Violation: If any Tenant/Resident/Lessee(s) of the Timber Crest <br />Apartment complex knows that a violation has occurred/is occurring or will occur, it is their responsibility to <br />contact Timber Crest Apartment Management or Spartan Protection Security Personnel at 763-561-1228; 612- <br />702-7541 or 763-238-0025, immediately or by calling the Timber Crest Apartment Management on-call <br />phone at 763-300-2643 and 763-227-2774 All Tenant/Resident/Lessee(s) and guests in an apartment may be <br />held accountable for lease violations committed in the apartment unless they contact Management or Private <br />Security Personnel in a timely manner. It is the responsibility of a Tenant/Resident/Lessee(s) who knows of a <br />violation to report it. <br /> <br />15 Timber Crest Management and Spartan Protcetion ServIces are not responsible for damage to residents' personal <br />property for any reason. Timber Crest Management requires Tenant/Resident/Lessee(s) to provide proof of <br />Personal Liability insurance in its original form for themselves and any listed occupants and any and all vehicles. <br />Timber Crest Management strongly recommends that any & all Tenant/Resident/Lessee(s) purchase <br />renters insurance to cover their personal possessions against loss. <br /> <br />16 The apartment is expected to be left in move-in condition upon and after moving-out of their apartment [or any <br />damage to the common areas of Timber Crest Apartlnent Complex_T'he Tenant/Resident/Lessee(s) and/or any <br />listed occupant is responsible for the apartment that is not cleaned to the satisfaction of Timber Crest Management <br />and will be charged a $200 housing charge plus $25.00 per person per hour for cleaning. Tenant/Resident/ <br />Lessee(s) who fails to adequately clean their apartment after moving will be billed. For example, if the apartment <br />is cleaned by two individuals for one hour, you will be billed $250.00. Tenant/Resident/Lessee(s) is typically <br />charged a $100.00 carpet cleaning fec upon moving. Tenant/Resident/Lessee(s) who satisfactorily deep clcans the <br />carpets after moving may have this fee waived. <br /> <br />17 Loitcl1ng in the common areas of Timbcr Crest Apartments it is prohibited at all times. Loitering is defined as: <br />To be: slow in moving; to delay; to linger; to be dilatory; to spend time idly; to saunter; to lag behind. Additional <br />definitions arc but not limited to: footle, hang around, lollygag, mess about, mill around, tarry, lollygag, lounge, <br />lurk, linger, loaf. <br /> <br />. <br /> <br />18 Tenant/Resident/Lessee(s) shall not make or allow any disturbing noises in or around the apartment by 'renant/ <br />Resident/Lessee(s), family or guests, nor pcnnit anything by such persons which will interfere with the rights, <br /> <br />4 <br />
