~,

COUNCIL CONSIDERATION
LP-52
Al1gust 9, 1977

Request: LP-52, Council Approval of Site and Landscape Plan

Applicant: MacGil1is & Gibbs

Location: 440 5th Avenue N.W. (Generally west of 5th Ave. NW and
north of 1st St. NW)

Zoninq: I-2, Heavy Industrial

Attachments:

Application

Present Use of Property: Pole Yard

Area of Site: Approximately 30 acres

Size of Structures proposed: Dry kiln - 30' x 82' = 2460 feet
Sticker Machine Bldg. - 30' x 86' =
2580 sq. ft.

Exterior Treatment: Metal Siding

Additional Facts:

1. According to the site plans submitted, all Zoning Code require-
ments would be met in terms of the construction of these
buildings.

2. The building plans are complete and contain all required
information in terms of a floor plan, elevations and exterior
treatment.

3. Also enclosed are copies of the property survey and a site
plan. The landscaping shown (spruce trees) is what will be
provided as part of the previously approved variance, VN-167.

Discussion:

The proposed buildings will enable the MacGi11is & Gibbs Company
to enter into the field of wood processing and drying to a much
great extent than presently undertaken at the facility.

The MacGi11is & Gibbs Company has also made application for a non-
conforming use permit, NC-21. We would suggest that any recommendation
approving the building permit be conditioned on conformance with
