<br />v <br /> <br />PLANNING COMMISSION CONSIDERATION AND RECOMMEN~TION <br /> <br />AUGUST 16, 1977 <br /> <br /> <br />..-- <br />The City Planner reviewed his comments, noting that the existing <br /> <br />wood frame building on the site would be removed. <br /> <br />Mr. Richard Wickre, Mr. Daryl Goodmanson and Mr. Bill Swanson, <br />applicants, were present to answer questions. <br /> <br />Commissioner Wickland asked what the building valuation would be <br />after completion of construction. <br /> <br />Mr. Swanson stated the property would be valued at between $25,000 <br />- .$ 40 , 000 . <br /> <br />Motion by Anderson, seconded by Medved, to recommend approval of <br />LP-55 based on the following findings of fact: <br /> <br />1. The site plan is complete and contains all required <br />information. <br />2. The development meets all Zoning Code requirements. <br />3. The landscaping plan is complete and conforms to <br />industrial district requirements. <br />4. A site survey has been submitted and conforms with <br />property boundaries shown on the site plan. <br />5. The building plans contain the required floor plan <br />and exterior elevations. <br />6. parking as shown on the plan is adequate and meets <br />zoning requirements. <br />7. The property is presently covered by the interim <br />deve~opment control ordinance. On June 14, 1977 the <br />City Council made a finding that the proposed property <br />use is consistent with the long range plans for the <br />City and therefore permission was granted to make <br />this application. <br /> <br />The Planning Commission recommends that the $plit rail fence shown. <br />at the front of the property be moved an additional five feet from <br />the front property line in order to allow for better vision. It <br />is noted for the owner that the split rail fence cannot exceed <br />3~ feet in height and must be 75 per cent ~pen. The Commission <br />further suggests that additional shrubbery be planted (the <br />applicant has indicated that they do plan additional planting but <br />are not sure of the location and type at the moment). In addition, <br />it is recommended that further landscaping should concentrate on <br />providing shrubs or hedges adjacent to the parking spaces nearest <br />to Old Highway 8. <br /> <br />Approval is conditioned upon the applicants develoPment being <br />consistent with the plans as submitted and signed by City officials <br /> <br />3 AYES - 0 NAYES - CARRIED <br /> <br />L~ <br /> <br />
