<br />. LP-55 <br /> <br />-2- <br /> <br />,J/ <br />Landscapinq: <br />The landscaping shown in the front yard consists of sod and the <br />above noted split-rail fence. In addition, the building is shown <br />setback a distance that may enable an existing large tree to be <br />saved. The applicants have also indicated that shrubs will be <br />planted though the number and species have not been decided. <br />A suggestion for further landscaping would be to provide shrubs <br />or hedges adjacent to the parking spaces nearest to Old Highway B. <br /> <br />Areas not used for parking and driving lanes in, the rear and side <br />yards are shown to be seeded. <br /> <br />The landscaping plan is complete and conforms to industrial district <br />requirements of having the front yard landscaped and not used for <br />parking. <br /> <br />Site Survev: <br />The applicants have submitted a current survey which conforms to <br />the property boundaries shown on the site (plot) plan. <br /> <br />Buildinq Plans: <br />The building plans contain the required floor plan and exterior <br />elevation. <br /> <br />The building will be used for sales, office and service uses. <br />Applying the industrial parking regulations to this building would <br />yield a requirement for between 2 and 4 spaces. Applying the <br />commercial regulations yields a parking requirement of 13 spaces. <br />As noted, the plans indicate 15 spaces provided with sufficient <br />rear yard property to increase this number. <br /> <br />Interim Development Control Ordinance: <br />This property is presently covered by the Interim Development <br />Control Ordinance. However, on June 14, 1977, the City Council <br />made a finding that the proposed property uses were consistent <br />with the long-range plans for the City and therefore, permission <br />was granted to make this application. <br /> <br />tt1IL <br />
