<br />.. <br /> <br />- <br /> <br />Report #80-22 <br />F~bruar~ 20~' 1980 <br /> <br />e <br /> <br />APPLICATION FOR BUILDING PERMIT <br />LP-98, BILLMAN OFFICE BUILDING <br /> <br />~.A <br /> <br />PURPOSE <br /> <br />To consider a request for a building permit to construct an office <br />building. <br /> <br />BACKGROUND <br />APPLICANT: <br />LOCATION: <br /> <br />Rodney Billman Construction Company <br /> <br />~enerally east of Silver Lake Road and <br />south of 15th Street N.W. <br /> <br />EXISTING ZONING: <br />PROPOSED USE: <br />AREA OF SITE: <br /> <br />B-2, Neighborhood Business <br /> <br />Office Building <br />2.24 acres, 97380.3 square feet <br /> <br />/ <br /> <br />e <br /> <br />AREA OF PROPOSED BUILDING: 16,250 square feet <br />FLOOR-AREA-RATIO: .16 <br />PARKING SPACES REQUIRED: 108 spaces <br />PARKING SPACES PROVIDED: 130 spaces <br /> <br />PLAN INFORMATION: <br /> <br />Plans are complete and contain all <br />necessary information. <br /> <br />Since the property directly to the east of the propdsed development <br />is zoned R-l and R-2, the'-a~plicant is required to provide for a <br />25 foot buffer strip with a fence or hedge to provide screening. <br />Section 10-110 c. of the zoning code states that the fence or <br />hedge shall not be less than 4 feet and not more than 6 feet'in <br />height. The applicant1s landscape plan contains a dark line <br />labeled wood screen which could indicate the construction of a <br />fence. Staff recommends that the plans be revised to be more <br />explicit. The fence should be constructed of wood to better blend <br />with the landscaped area and be 6 feet in height. According to <br />code the fence must be located at least 15 feet from the street <br />right-of-way. Therefore, a 15 foot portion nf the p~oposed fence <br />will have to be eliminated. <br /> <br />e <br /> <br />The ~ew Brighton Fire Department reviewed the plans on February 18, <br />1980 and have a concern over hydrant locations in this area. The <br />closest hydrant to the proposed office building is located on the <br />property to the south of the, site. Other hydrants in the area are <br />located across the street on the west side of Silver Lake Road and <br />on the corner of 15th Street N.W. and 23rd Avenue N.W. The Fire <br />Department stated that the hydrants across Silver Lake Road if used <br />
