The applicant negotiate an agreement with the
property owner to the south to provide for a
driveway access to applicant's property which
cbuldbe used by the Fire Department. This
approach would make use of the hydrant located
on the property to the south of the proposed
office.
2. Implement solution #1 and also move the proposed
building to the north which would shorten the
distance to the hydrant on the corner of 23rd
Avenue N.W. and 15th Street N.W. This solution
would provide the Fire Department with an
alternate hydrant in the case of a problem with
the hydrant to the south of the property.
3. The applicant would install a hydrant along 15th
Street N.W. to service the proposed office
building.

I

e

PLANNING COMMISSION CONSIDERATION AND RECOMMENDATION
EXTRACT FROM MINUTES
BOARD OF REVIEW
REGULAR MEETING
FEBRUARY 19, 1980
LP-98, BILLMAN OFFICE BUILDING

Chairman Leverkuhn introddced the proposal.

John Bogucki and Ken Simmons, representing the applicant were
present to answer questions.

Staff briefly reviewed the concerns of the Fire Department.

Commissioner Williams noted that the proposed landscaping would
effectively screen the parking lot from persons traveling on Silver
Lake Road and therefore did not feel the building should be moved
to the north to break up the appearance of the parking lot.

Chairman Leverkuhn inquired of the applicant if there was a reason
that the building was placed on the southern portion of the
property.

.

Mr. Bogucki stated that the firm knows that the soils in the southern
portion of the property are suitable to support the construction.
The firm has noted wet areas in the nojthern part of the site.
