NC-47, LP-I04
Page 2

The required two (2) handicap parking spaces should be
designated. In addition, there is a chain link security
fence that should have slats to provide the necessary
screening. In general, the site has a large amount of
parts, materials and debris piled in a number of locations.
The materials should be placed within the building or
stored in an orderly fashion.

BUILDING PERMIT APPLICATION, LP-I04

There are a number of revisions that must be
plans:

Thi s addi tion \
Uniform BUilding)
of the proposa~

made to the

;
(The site plan depicts an open shed addition.
is not allowed under the restrictions in the
Code. The applicant has withdrawn this part

1. The southern-most parking space on the site plan
extends into the front yard and will therefore have
to be removed;
2. The site plan must provide for 80 parking spaces,
two (2) spaces for handicapped parking. There
appears to be adequate space on the site for the
additional spaces;
3. The proposed shed should be removed from the plans; and
4. Outside storage areas should be noted as to size and
materiai to be storedo

The exterior treatment of the small addition will match
the existing building. It should be noted that in addition
to the decorative block a small amount of standard concrete
block will be used. This is an expansion of a Type IV
non-conformity "and requires the approval of a non-conforming
use variance. The non-conforming use variance is warranted
on the basis that the addition is very small in size and
only a very small percentage of the exterior wall treatment
will be standard concrete block.

STAFF RECOMMENDATION

Staff recommends that NC-47 be recommended for approval
by waiving the reading and adopting the attached resolution.

Staff further recommends that" LP-I04 be recommended for
approval subject to the following conditions:

1. That final grading and drainage plans be approved
by the Rice Creek Watershed District and City Engineer;
2. That the plans be revised to depict the following:
A. 80 parking spaces including two (2) handicap spaces;
B. Removal of the southern-most parking space;
C.
