<br />August 13, 1980 <br /> <br />APPLICATION FOR VARIANCE AND BUILDING PERMIT <br />VN-215, LP-105 BELAIR CORPORATION <br /> <br />PURPOSE <br /> <br />To consider a request for a building permit and variance to construct <br />an industrial building with a 5 foot side yard setback. <br /> <br />BACKGROUND <br /> <br />APPLICANT: Belair Builders <br /> <br />LOCATION: Generally east of Old Highway #8 <br />and south of RMS. <br /> <br />ZONING: 1-1, Light Industrial <br /> <br />AREA OF SITE: 28396 Square Feet <br />AREA OF PROPOSED BUILDING: 4,000 Square Feet <br />FLOOR-AREA-RATIO: .14 <br /> <br />EXISTING USE: Type II Non-conforming Single Family Home <br /> <br />VARIANCE REQUEST: 5' side yard setback, 15 feet is required <br />Overhead door in front yard is only 40' <br />from right-of-way. 50' is required. <br /> <br />COMMENTS: <br /> <br />1. Side yard setback is warranted based on shape of the lot. <br />2. Building should be moved back 10' or the overhead door <br />in front yard should be removed. <br />3. Additional information needed on landscaping - number, . <br />type, size. <br /> <br />STAFF RECOMMENDATION <br /> <br />Staff recommends that the Board recommend approval of VN-215 by waiving <br />the reading and adopting the attached resolution. <br /> <br />Staff further recommends that the Board recommend approval of LP-105 <br />contingent on the following conditions: <br /> <br />1. That final drainage and grading plans be approved by the Rice <br />Creek Watershed District; <br />2. That the landscaping plan be revised to provide the type, <br />number and size of existing p1antings and proposed p1antings <br />to provide screening; <br />3.
