<br />RESOLUTION NO <br /> <br />NEW BRIGHTON PLANNING COMMISSION <br />BOARD OF REVIEW <br /> <br />RESOLUTION MAKING FINDINGS OF FACT AND RECOMMENDING APPROVAL OF <br />APPLICATION FOR PLANNED UNIT DEVELOPMENT, PUD-2 <br /> <br />WHEREAS, An application for a Planned Unit Development, <br />PUD-2 has been made by Tom Willmus to develop property generall <br />south of County Road E and west of Old Highway #8; and <br /> <br />WHEREAS, The procedural history of the application is as <br />follows: <br /> <br />1. That an application for a Planned Unit Development was <br />filed with the City on August 14,1980."," <br />2. That the Board of Review heard and reviewed the ~ <br />application at its regular meeting on August 19, 1980. <br />3. The written comments and analysis of the City Planner <br />and all person's statements made at the Board of <br />Review meeting were considered. <br /> <br />NOW THEREFORE BE IT RESOLVED by the Board of Review that <br />the following Findings of Fact are made in respect to Planned <br />Unit Development, PUD-2: <br /> <br />1. That the property is approximately 17 acres in size <br />and is located generally south of County Road E, west <br />of Old Highway #8 and north of the Soo Line Railway <br />right-of-way. <br />2. That the site is presently vacant and is currently <br />zoned I~2, Heavy Industrial. <br />3. That the property to the north and south is zoned <br />I - 2, He a v y I n d u s tr 1 a 1 and z 0 n e d R ~ 1, Sin g 1 e Fa m il y <br />Residential to the west. <br />4. That the proposed New Brighton Comprehensive Plan <br />designates a proposed land use of restrictive <br />industrial with development standards listed on <br />page 8 Land Use items "a-g." (February 1, 1979). <br />5. That the City Council at its regular meeting on <br />August 12, 1980 found the proposed office/warehouse <br />distribution center consistent with the Comprehensive <br />Plan on the basis that development applicant will be <br />processed in accordance with Section 11-500 Planned <br />Unit Development of the zoning code, and that the <br />development proposal comply with the standards "a-g" <br />outlined on page 8, Land Use of the Comprehensive Plan <br />dated February 1, 1979. <br />6. That the site is being designed to adequately handle <br />the storage and eventually dispension of storm water <br />runoff. <br />7. That the proposed use will be compatible with the <br />surrounding developed area and will be attractive in <br />environmental and aesthetic design. <br />8. That the existing utilities and proposed private roads <br />and utilities are adequate to service the development. <br />9. That the burden or impact created by the proposed <br />development on parks, schools, streets and other <br />public facilities is relatively low and in general <br />should have no detrimental effect. <br />10. That the uses of the property as presented by the <br />applicant are office use and li9ht warehousing use <br />not to include outside storage, chemical storage nor <br />heavy manufacturing. <br /> <br />9 <br /> <br />. <br />
