<br />-2- <br /> <br />BE IT FURTHER RESOLVED, That the Board of Review <br />recommends approval of Planned Unit Development, PUD-2 subject <br />to the following conditions: <br /> <br />1. That the development has no adverse effect on adjacent <br />land, due to unsightliness, noise, odor, dust, smoke, <br />glare, air or water pollution, excessive or heavy <br />vehicular traffic, bulk chemical storage or fire <br />or safety hazards; <br />2. That there be no open storage of any type, including <br />commercial vehicle rolling stock; <br />3. That there be no external bulk chemical storage for <br />either use or sale, except as necessary for auxiliary <br />hearing; , <br />4. That there be a maximum of six (6) or less commercial <br />truck trips (of six or more wheels per vehicle) per <br />10,000 square feet of building floor area per day <br />be allowed; <br />5. That there be no excessive vehicular traffic between <br />8:00 p.m. and 6:00 a.m. such as from shift changes; <br />6. That the exterior wall treatment of the north, and <br />we s t wall 5 0 f b u i 1 din g II A II 0 nth e site p 1 a n san d the <br />east wall of building"C" on the site plnas 'are of <br />painted decorative block; <br />7. That all parking, maneuvering and driveway areas <br />are surfaced with asphalt or concrete and that the <br />driveways up to the front building line have the <br />req~ired concrete curbing. ' <br />8. That the landscape plan is revised to provide an <br />adequate buffer and screen with the western 60 feet <br />wide landscape area and to also include a 2 to 3 foot <br />berm and all landscape areas shall be sodded; <br />9. That all' grading, drainage, roads, utilities, turning <br />lanes, and site egress and ingress shall be subject to <br />the review and approval of the City and County Engineer; <br />10. That the Rice Creek Watershed District approve the <br />grading and drainage plans; <br />11. That prior to the issuance of any building permits the <br />property owner shall obtain approval from the lity Fire <br />Department for fire emergency measures and design, <br />including the location and installation of fire hydrant, <br />sprinkler hood-ups, fire lanes and directional signs; <br />12. That the property owner shall be responsible for the <br />maintenance of the landscaped areas and that the entire <br />premises be neat, clean and orderly so as to equal or <br />exceed the aesthetic qualities of adjacent residential <br />properties; <br />13. That any deviation from the approved PUD shall require <br />Council approval after a public hearing in the manner <br />as if the deviation were a new application; <br />14. That the approval of this Planned Unit Development shall <br />be perpetual. <br />15.
