Prop,er, Di rector of Pub 1 i c Works <br /> <br />SUBJECT: WILLMUS PROPERTY DEVELOPMENT PROPOSAL <br /> <br />Joan, I have reviewed the preliminary plans for the Willmus <br />development proposal and have the following comments: <br /> <br />UTILITIES <br /> <br />1. The preliminary grading and utility plans show a watermain <br />loop around the proposed building with hydran.ts at approximately <br />a 300 foot spacing. Three fire hydrants are shown to be added <br />to the existing City watermain along the west side of the <br />property. The water facilities shown appear very adequate. <br />The easements shown for the watermain and sewermain imply that <br />these utilities are intended to be "City" facilities. I see <br />no reason for the City to own and maintain these mains and I <br />feel they should be private similar to the fire loops around <br />Rice Creek Center and Brighton Square. Even though they should <br />be private, they should be constructed to City specifications. <br />We would require gate valves at every point of connection to <br />City mains. The watermain appears to be close to the <br />existing 66 inch storm sewer. There should be a minimum of <br />10 feet between the outside edge of the storm sewer and the <br />watermain. The Fire Chief may wish to comment on the specific <br />location of the fire hydrants, a couple of them seem quite <br />inaccessible. <br /> <br />The proposed sanitary sewers shown on the plan look O.K. Again <br />however, the~e lines should be private, but constructed to City <br />standards regardless. <br /> <br />2. GRADING AND SURFACE DRAINAGE <br /> <br />The west 200 feet + of the site is shown to be draining to the <br />west onto the residential lots on 13th Avenue S.W. I would <br />prefer to see this area drained to the south. This would enable <br />the berm to be constructed straight through and would eliminate <br />possible complaints of oil or debris washing onto the residential <br />lots. <br /> <br />The north east portion of the site is shown to be draining onto <br />Old Highway #8. I would prefer to see this water intercepted <br />at the County ditch rather than dumping it on the road. <br />
