<br />FINAL PRD REQUIREMENTS <br />'The final PRD plans are complete and contain all required information, as specified <br />by Se~tion 7-030 (e). <br /> <br />PLANNING COMMISSION FINAL PRD PLAN REVIEW: <br />Section 7-090 states that the Planninq Commission shall determine whether the final <br />plat is in compliance with the provisions of Chapter 26(Sub-Divisions) and shall <br />indicate whether the final PRD is in substantial compliance with the approved pre- <br />liminary PRD Plan. <br /> <br />The final plan is in substantial compliance with the preliminary plan as the density <br />and non-residential floor area has not increased, and the area and design of open <br />space is unchanged. The Planning Commission considered the final PRD and Building <br />Permit on January 18, 1983 and is recommending approval. (Minutes attached). <br /> <br />FINAL PLAT PL-132 <br />Regarding the subdivision ordinance, Chapter 26, the final plat is complete in <br />information, consistent with the approved preliminary PRD and preliminary plat and <br />is in compliance with the provisions of Chapter 26. It is noted that the road <br />system for the development would be private and the utilities public. The final <br />plat provides the necessary easements for the public utilities. <br /> <br />PRELIMINARY PRD CONDITIONS OF APPROVAL <br />The Council resolution (#2661) approving the preliminary PRD is attached. Also <br />attached is a letter dated January 11,1983 from the applicant in response to the <br />conditions of preliminary approval. To the applicant's response I would add the <br />fo"owing to the listed conditions: <br /> <br />'1. The City Engineer has reviewed the grading and drainage plans and has <br />indicated approval. <br />2. The additional right-of-way for 12th Avenue has been indicated on the <br />final plat. In reviewing the final plans it is our opinion (Engineering <br />and Communlty Development Departments) that modifying 12th Avenue NW to <br />intersect ,Long Lake Road at a right angle is a desired safety issue, <br />for both those traveling on 12th Avenue and for those.using the project <br />tennis court. This modification has been discussed with the applicant <br />and in his response to condition #6 the applicant is indicating this <br />as his proposed course of action. This modification should be added <br />as a condition of final plan approval. <br />3. No Comment. <br />4. The City Attorney in a telephone conversation January 13, 1983 indicated <br />that he had reviewed all association documents and convenants and that <br />they 'wereacceptab le,. <br />5. To comply with condition #5, the applicant has applied for (LP-139) <br />and is now requesting approval of his building permit. The plans <br />submitted contain all information necessary for building permit <br />approva 1 . <br />5....The landscape plan is complete. Modification of 12th Avenue will eliminate <br />any problem for the location of the tennis court. <br /> <br />! <br /> <br />CO'NGtUSION <br />The applicant is requesting final approval of PRD #35, and PL-132, and approval of a <br />, ,uilding permit, LP-139. Plans submitted are complete and the final plan is in <br />, substantial compliance with the approved preliminary plan. Conditions of preliminary <br />approval have been addressed. A slight modification to 12th Avenue NW should be <br />completed. <br />
