<br />PAGE 3 <br /> <br />.'1 <br /> <br />FLOOD ZONE: The most easterly portion of the site <br />(approximately 40 feet; see attached <br />map) is located in the 100 year flood <br />zone. <br /> <br />RICE CREEK WATERSHED DISTRICT: The R.C.W.D. approved a permit for the <br />proposed development on the subject <br />site. A 6,228 cubic foot (2 feet <br />deep) retention pond has been <br />reviewed and approved by the R.C.W.n. <br />as an adequate control measure for <br />stormwater runoff. Also, a silt fence <br />would be contructed along the north <br />and east property lines. <br /> <br />TOPOGRAPHY: The west portion of the subject site <br />is somewhat elevated. The properties <br />to the north and south are at a lower <br />elevation than the subject site. The <br />subject site also slopes towards <br />"Jones Lake" to the east. <br /> <br />SOILS: The soils are wet and unbuildable on <br />the eastern portion of the subject <br />site near the 100 year flood <br />elevation. <br /> <br />SURROUNDING LAND AREA <br /> <br />North: <br /> <br />Single Family Home and ~1idwest Fleet Services, Zoned 1-1, <br />Light Industrial <br />Apartment Building, Zoned R-3A, Multi Family Residential <br />Jones Lake, Zoned 1-2, Heavy Industrial <br />B & 0 Warehouse, Zoned 1-1, Light Industrial <br />, <br /> <br />South: <br />East <br />West : <br /> <br />PLANNING CONSIDERATIONS <br /> <br />1. The New Brighton Highway Corridor Plan designates the subject <br />site for multi-family residential or light industrial <br />development. The development concept introduced by the Highway <br />Corridor Plan proposed either light industrial or multi-family <br />residential development for the entire 1-1 zoning district east of <br />Old Highway 8 and south of 1st Street NW. (See attached maps). <br /> <br />2. The New Brighton Comprehensive Plan designates the subject site <br />for Light Industrial development. <br /> <br />3. The site is zoned I-I, light industrial. <br /> <br />4. The proposed office/warehouse development would comply with the <br />Highway Corridor Plan, Comprehensive Plan, and is a permitted use <br />in the I-I district. <br />
