<br />PAGE 4 <br /> <br />5. The provision of office and warehouse space is divided as follows; <br /> <br />Approximately 4,035 square feet office <br />Approximately 9,165 square feet warehouse <br /> <br />Office space would be located on the first floor toward the front <br />of the building. Warehouse and storage space would be located on <br />the first floor toward the rear of the building and on the second <br />floor toward the front of the building. A conference room and <br />kitchen would also be located on the second floor. The warehouse <br />space on the first floor would have a ceiling height of <br />approximately 20 feet. The overall height of the building would <br />be 22 feet. <br /> <br />6. The propose-d building facade would consist of three - 2 story <br />foyers decorated with metal canopies, stucco arches, and insulated <br />windows. The remaining front facade area would be treated with <br />scored concrete block, rock face concrete block, and two rows of <br />continuous window area which would wrap around the north and south <br />walls for a distance of 30 feet. <br /> <br />7. The proposed parking layout provides for 13 parking spaces and a <br />24 foot aisle in front of the proposed building. A 22 foot wide <br />driveway would provide access from the street and the front parking <br />area to the parking area behind the proposed office/warehouse. <br />This rear parking area would acommodate 23 parking spaces and <br />a large paved area which would be used as manuevering space by <br />trucks delivering or picking up materials. There would be 7 <br />truck bay doors located along the rear of the building. Concrete <br />curbing is proposed for the front parking area and drive, and <br />bitumonous curbing is proposed for the rear parking areas. <br /> <br />8. The proposed landscaping plan appears adequate. The applicant is <br />proposing to maintain the existing trees along the south property <br />line to serve as a screen between the industrial and residential <br />districts. The applicant is also proposing to maintain the <br />vegetation along the east property line adjacent to Jones Lake. <br /> <br />9. Section 6-060(c) of the zoning code states: <br />"The industrial district sideyard adjacent to a residential <br />boundary line shall provide for a landscaped strip at least 60 feet <br />in width along such boundary line. A portion of this landscaped <br />strip shall be planted to provide a screen." <br /> <br />The applicant has made several attempts to design the subject site <br />whereby the 60 foot wide landscaped area requirement would be met. <br />However, due to the site's limited buildable area and minimal width, <br />the applicant feels the proposed site design is the most reasonable. <br /> <br />Staff would concur with the applicant that the site design proposed <br />would be the most reasonable layout for the subject site. The site <br />is only 190 feet wide and must also provide the 60 foot wide <br />required landscaped area for the entire industrial district to the <br />
