This building is the most visible from 5th Avenue <br />NW (Building B on site plan), and <br /> <br />3. <br /> <br />Remove or re-side the small building just east of the old storage <br />tanks; the building closest to 5th Avenue NW, south of the <br />entrance drive (Building A on site plan). <br /> <br />PLANNING CONSIDERATIONS <br /> <br />Comprehensive Plan/Highway 8 Corridor Study <br /> <br />1. The Comprehensive Plan designates the subject site for Heavy <br />Industrial use. <br /> <br />The Highway 8 Corridor Study area encompasses the subject site. <br />The subject site comprises a portion of Redevelopment sites #5 and <br />#6 as identified by the Corridor Study. The City is currently <br />discussing the future redevelopment of the subject site with the <br />applicant. <br /> <br />It should be noted, the proposed truck weigh scale facility would <br />not interfere with the redevelopment of the site. The applicant <br />has indicated the scale facility would be removed if MacGillis and <br />Gibbs relocated. <br /> <br />Zoning <br /> <br />2. The subject site is zoned 1-2, Heavy Industrial. A truck weigh <br />scale is not a permitted use in the 1-2 district. However, the <br />City Council may permit any use in the industrial district by <br />means of a special use permit if such use meets the standards in <br />Section 8-130. <br /> <br />Section 8-130 - Special Use Standards <br /> <br />No special use shall be recommended by the Planning Commission unless <br />such shall find: <br /> <br />a. That the establishment, maintenance or operations of the special <br />use will not be detrimental to or endanger the public health, <br />safety, morals, comfort of general welfare. <br /> <br />b. That the special use will not be injurious to the use and <br />enjoyment of other property in the immediate vicinity for the <br />
