Other Considerations: <br /> <br />Limited off-road parking <br /> <br />DEPARTMENTAL CONSIDERATIONS (PROPOSED USE) <br /> <br />Community Development <br /> <br />1. Proposed Use: The applicant is proposing to construct an 11,505 <br />square foot addition onto Pike Lake Elementary school. The <br />addition would provide for four classrooms for the mentally <br />retarded and multiple handicapped, a room for OT/PT and <br />adaptive physical education, teachers' offices, nurse's <br />office, storage and restrooms. <br /> <br />2. Density/FAR: The total building area including the proposed <br />addition would be 61,419 square feet. The total site area is <br />399,375 square feet. The FAR would be 15 percent; the maximum <br />FAR allowed is 30 percent. <br /> <br />3. Building Setbacks: The existing and proposed structures would <br />meet all R-1 district setbacks for special uses. The proposed <br />addition would be constructed on the interior portion of the <br />site along the southeast corner of the existing building. <br /> <br />4. Parking Setbacks: <br /> <br />The proposed parking area would meet all <br />setback requirements. <br /> <br />5. Total Parking: The City's Zoning Ordinance does not provide a <br />parking standard for elementary schools. There are 54 <br />existing parking stalls on the subject site. An additional 20 <br />stalls are proposed for a total of 74 parking stalls. On a <br />daily basis there have been up to 6 cars parked in the <br />adjacent City parking area serving Freedom Park and up to 4 <br />cars parked on 14th Street NW. It is anticipated up to 5 new <br />staff members would be required to operate the proposed <br />program. These 5 staff members combined with the present <br />parking overflow of approximately 10 vehicles would be <br />adequately served by the proposed additional 20 stalls. <br /> <br />6. Stall Size: <br /> <br />9 by 20 and 12 by 20 (handicapped) <br /> <br />7. Aisle Size: The proposed aisle size would be 19 feet 6 inches <br />at the entrance to and exit from the proposed parking area. <br />Once past the landscaped median, the aisle would enlarge to 25 <br />feet in width. The proposed parking area would contain a one- <br />way loop aisle with the entrance being on the west and the <br />exit on the east. The aisles would be marked accordingly. <br />The proposed loop aisle would allow for handicapped bus and <br />van drop-off and pickup in front of the proposed addition. <br /> <br />8. Total Drives: <br /> <br />No additional drives are proposed <br />
