(Security Risk). <br /> <br />DEPARTMENTAL CONSIDERATIONS (PROPOSED USE) <br /> <br />Community Development <br /> <br />1. Proposed Use: <br /> <br />The applicant is proposing to construct a <br />33,000 square foot building in two phases. <br />The first phase would allow for a 21,000 <br />square foot building and a 12,000 square foot <br />addition would be added in the future. The <br />structure would provide for mainly hardware <br />sales area with an equipment room, parts room, <br />staging area, and offices. <br /> <br />2. Density/FAR: <br /> <br />The floor area ratio would be 17 percent for <br />the first phase and 27 percent including the <br />second phase. The maximum FAR allowed in the <br />I-3 district is 40 percent. <br /> <br />3. Building Setbacks: The structure as proposed (phase I and II) <br />would meet the I-3 district setback <br />requirements. <br /> <br />4. Parking Setbacks: The parking area as amended, would meet all I- <br />3 district setback requirements. <br />
