Proposed Use: The applicant is proposing to construct a two- <br />sto~y 8,200 square foot building which would contain <br />approximately 3,200 square feet of office space and 5,000 <br />square feet of maintenance garage area~ Ruan Trucking would <br />be the occupane~ Ruan Trucking owns 75 truck tractors and <br />leases them to businesses. Up to 20 trucks and trailers would <br />be on the subject site at one time. Preventative maintenance, <br />such as oil change, tune-up, and lubrication would be the main <br />function of the proposed facility. The proposed use would <br />generate up to 20 vehicle trips per day. <br /> <br />2. Density/FAR: The Floor Area Ratio of the proposed 8,200 square <br />foot structure would be 0.01 percent. The I-1 district allows <br />fora maximum FAR of .4 percent for one- story, and .6 percent <br />for two-story buildings. <br /> <br />3. Building Setbacks: The proposed building would be setback 45 feet <br />from the road easement; all other I-1 setback requirements <br />would be met as well. <br /> <br />4. Parking Se~backs: The proposed off-street parking areas would <br />meet all I-1 setback requirements. <br /> <br />5. Total Parking: The total number of stalls required in the <br />I-1 District for the proposed use would be 8 (8,200 divided by <br />1,000). The applicant is proposing 24 stalls (1 HC). <br /> <br />If the total amount of office space (3,200 sq. ft.) were <br />divided by 200 (office standard in business districts), the <br />result would be 16 stalls. If the amount of garage area <br />(5,000 sq. ft.) were divided by 1,000 (standard applied in <br />Industrial districts), the result would be 5 stalls. The <br />total stalls required using this formula would be 21. <br /> <br />6. Stall Size: <br /> <br />9 x 20 and 12 x 20 (HC) <br /> <br />7. Aisle Size: <br /> <br />36 feet <br /> <br />8.
