<br />Page 5 <br /> <br />10. Parking Area Surface: >.,) The parking area surface would be <br />bituminous with the' exception of the trailer storage area just <br />west of the parking stalls. This storage area would be <br />covered with Class Five crushed rock. A 5 by 100 foot <br />concrete pad would also be constructed in the storage area for <br />trailer parking. <br /> <br />11. Truck Bays: Five truck bays would be constructed; three on the <br />east side and two on the west side of the proposed building. <br /> <br />12. Landscaping: The applicant is proposing five Black Hills spruce <br />for the front of the building to serve as a screen against the <br />truck terminal yard just north of the road easement. <br />Coniferous and deciduous plants would be planted along the <br />parking stalls adjacent to the building and two Black Hills <br />spruce would be planted near the remaining parking areas. Sod <br />is proposed for the landscaped area north of the building and <br />grass seed is proposed for the remaining landscaped areas. <br /> <br />13. Screening: No screening is proposed for the rear yard storage <br />area (the area to the west of the proposed building would be <br />used to store truck trailers). A six foot opaque fence would <br />need to be installed along the north and west edge of the <br />storage area should the remaining western portion of the site <br />be developed and the paved portion of the road easement be <br />improved and extended further west. At this time, however, <br />the storage area would be screened from public view simply by <br />its location. <br /> <br />14.Concrete Curbing: Those parking areas adjacent to the public ROW <br />would need to be supplied with poured-in-place continuous <br />concrete curbing. Those areas would include the two <br />driveways, three parking areas, and north edge of the storage <br />area. <br /> <br />15. Impact on Surrounding Land Uses: The proposed use would be <br />located in an industrial district where truck traffic and <br />trailer storage is common. <br /> <br />16. Other Considerations: The City of Moundsview's City <br />Administrator was contacted regarding the applicant's <br />proposal. The City of Moundsview would have no objection to <br />the proposed use. The future extension of Mustang Drive, <br />however, would need to be financed by the Owner of the <br />property requesting said improvements. <br /> <br />Public Works <br /> <br />1. Streets: The applicant would need to pave the 30 foot road <br />easement from where is presently ends on the Technetics site <br />onto the subject site. It is conceivable as land area becomes <br />more scarce and technology becomes more sophisticated, the <br />extreme west portion of the subject site could be developed. <br />At such time, the 30 foot road easement and Mustang Drive <br />would be improved to serve the immediate area. <br />
