Page 5

5. Total Parking: 67 off-street parking stalls are proposed; 32
above grade and 35 sub-grade (in the basement of the proposed
bui lding) .

6. Stall Size:
7. Aisle Size:
8. Total Drives:
9. Drive Size:
10. Concrete Curbing:

9 x 20 and 12 x 20 (HC)

24 feet wide

One

24 feet wide

To be installed around all off-street
parking and drive areas.

11. Parking Area Surface:

Bituminous

12. Landscaping: The site would be adequately landscaped. The
southwest corner of the proposed parking area would be
screened with three Black Hills spruce and dogwood plantings.
The screen would be more effective if planted with all
coniferous shrubs rather than dogwood plantings. Also,
boulevard trees along 10th Street NW would further enhance the
gateway to the City.

13. Other Considerations: A traffic analysis of the area was
undertaken at the time of the rezonings, i.e. R-1 to R-3B and
R-2 to B-3, in 1984. The traffic analysis included Ramsey
County comments on the future traffic projections for the area
and new traffic counts conducted by the city. The Council
determined the change in zoning would not significantly impact
the long range traffic projections for the area.

Public Works

1. Streets:

Adequate

2. Curb Cuts:

One curb cut required along 9th Avenue NW

3. Utilities:

Appears services would be provided from
9th Avenue NW

4. Easements:

The drainage easement to the south and
west of the site be extended over the
southwest corner of the subject site to
accommodate the proposed stormwater
pipe.

5. Grading/Drainage:

To be approved by the City Engineer.

6 . RCWD :

Application for a permit has been
submitted.
