Site Security: Adequate <br /> <br />STAFF COMMENTS <br /> <br />The proposed site plan complies with all B-3 district requirements. <br /> <br />The proposed site plan and building elevations are an improvement <br />over the previous proposal approved in November of 1986. The <br />current proposal entails removing the existing building, construct- <br />ing a new building further to the north, locating a drive-through <br />lane and window on the souths ide of the building to reduce <br />pedestrian/vehicle conflict, and providing increased landscaping. <br /> <br />The current proposal would require a curb cut along Silver Lake <br />Road approximately 26 feet south of the Rice Creek Shopping Center <br />driveway. According to Mr. Dan Soler, Traffic Engineer with Ramsey <br />County, the County has no problem with the proposed curb cut on <br />Silver Lake Road. The curb cut complies with both County arid City <br />code requirements. The County requested the applicant to enlarge <br />the curb cut from 24 feet to 28 feet in width. Mr. Dan Soler <br />commented the location of the proposed curb cut is a little close <br />to the Rice Creek Shopping Center curb cut, but that is largely due <br />
