<br />Page 2 <br /> <br />" <br /> <br />Senden stated the Fire Department's access requirements are <br />excessive, in view of the fact the building is completely <br />sprinkled. <br /> <br />Locke pointed out that every Y connection in the City has dedicated <br />space in the parking area; Locke stated the Fire Department's <br />recommendations take into consideration the construction of two <br />more buildings. <br /> <br />Jensen suggested moving the Y connection to the back of the <br />building. <br /> <br />Senden stated locating the hydrant at the back of the building <br />would be more pleasing aesthetically. <br /> <br />Baker stated No. 4 outlined in the staff recommendation of the case <br />report should be eliminated due to proposed lot number 3 being <br />adequately served by an existing hydrant along vacated 3rd Street <br />NW and a proposed hydrant along the 2nd Street NW cul-de-sac. <br /> <br />The members of the Commission concurred with Baker's suggestion. <br /> <br />Baker suggested drive-over curbing would be appropriate along the <br />east side of the dock area to facilitate emergency vehicle access. <br /> <br />Jensen stated a condition addressing the parking standard be added <br />to the conditions of approval. <br /> <br />Motion by Baker, seconded by Sande to RECOMMEND APPROVAL OF <br />LP-226, SUBJECT TO THE FOLLOWING CONDIT10NS: <br /> <br />1. <br />2. <br />3. <br /> <br />PERMIT APPROVAL BY THE RICE CREEK WATERSHED DISTRICT. <br />APPROVAL OF GRADING PLAN BY CITY ENGINEER. <br />ELIMINATE 2 STALLS ON WEST SIDE OF BUILDING FOR ACCESS TO Y <br />CONNECTION; OR MOVE Y CONNECTION TO NORTH SIDE OF BUILDING <br />WHERE NO STALLS ARE PROPOSED. <br />PROVISION OF DRIVE-OVER CURBING ALONG THE EAST SIDE OF THE <br />DOCK AND MANEUVERING AREA TO FACILITATE EMERGENCY VEHICLE <br />ACCESS TO THE EASE SIDE OF THE PROPOSED BUILDING. <br />PROVISION OF A PERFORMANCE BOND IN THE AMOt}NT EQUAL TO 100% <br />OF THE COST TO INSTALL THE SITE IMPROVEMENTS, EXCLUDING THE <br />BUILDING. <br />FINAL PLAT APPROVAL OF PL-168. <br />THE PROPOSED PARKING STALL AND AISLE DIMENSIONS MUST MEET <br />THE STANDARDS: 'OF' THE PARKING ORDINANCE IN EFFECT AT THE <br />TIME OF BUILDING PERMIT ISSUANCE. <br /> <br />4. <br /> <br />5. <br /> <br />6. <br />7. <br /> <br />6 Ayes - 0 Nays, Motion Carried. <br />
