The required street yard setback <br />in an industrial zoning is 40 feet. An 8 foot variance <br />along 8th Avenue NW is being requested. The variance is <br />needed because t e building addition cannot be moved <br />further to the e st and the applicant cannot meet his <br />needs with a sma ler building. The building cannot be <br />moved further ea t because the sanitary sewer cannot be <br />relocated any fu ther to the east. The variance will <br />align the propos d addition with the current building on <br />8th Ave. NW and lake the proposed addition even with the <br />south property 1 ne. There will be a 36 foot front yard <br />l.andscaped area onsistent with the Highway 8 Corridor <br />Plan. The 16 fo t side yard setback complies with the <br />district standar s. <br /> <br />Parking Setbacks: ihe existing rear yard parking will be <br />expanded and mee all the I-1 setback requirements. . The <br />current side str et yard parking area north of the <br />existing buildin is nonconforming. <br /> <br />4. <br /> <br />5. Total Parking: 167 paces <br /> <br />6. The fire department favors the addi- <br />tional which will provide complete access around the site. <br /> <br />Drive Size: The 4ew driveway off of 8th Avenue NW will be <br />14 ft. wide one~lay drive primarily for truck traffic. <br /> <br />Concrete Curbing: ~he new driveway off of 8th Avenue NW will <br />tle curbed as required. <br /> <br />Parking Area surfaceJ Bituminous <br /> <br />Truck Bays: There WiJl be three truck bays, one at the rear of <br />each of the threj buildings. <br /> <br />Exterior Storage: Jo exterior storage is' proposed.
